What to Expect during an HVAC Inspection


A periodic HVAC Inspection is one of the home preventative checks that should be consistently undertaken by any property owner. After all, the temperature inside the home can affect the comfort of each household member.

The San Diego HVAC Contractors’ Association says regular maintenance inspection is key to avoid issues and prolong an HVAC’s lifespan. Such is of course an entirely new exercise for any first time homeowner.  So what can be expected during a routine maintenance check?

The United States Department of Energy, through Energy Star mentioned some of the standard inclusions in a professional HVAC maintenance inspection.

“Check thermostat settings to ensure the cooling and heating system keeps you comfortable when you are home and saves energy while you are away. Tighten all electrical connections and measure voltage and current on motors. Faulty electrical connections can cause unsafe operation of your system and reduce the life of major components. Lubricate all moving parts. Parts that lack lubrication cause friction in motors and increases the amount of electricity you use. Check and inspect the condensate drain in your central air conditioner, furnace and/or heat pump (when in cooling mode). A plugged drain can cause water damage in the house and affect indoor humidity levels. Check controls of the system to ensure proper and safe operation.”

HVAC Maintenance for the homeowner

HVAC Manufacturer Trane meanwhile reminds homeowners to undertake maintenance activities that homeowners can do themselves so as to prevent issues come professional inspection time. In their advice, they separated tasks that should be done for the outer unit, and then those in the inner unit.
“Outdoor Maintenance -- Clean any dirt, leaves and debris outside the main cabinet. Inspect the base pan for blocked drain openings. Inspect the coil and cabinet for any holes and leaks.  Inspect the fan blades while they’re in motion and stationary to determine wear and damage.    Inspect and clean outside of control box associated with unit.”

The San Diego HVAC Contractors’ Association says having periodic maintenance inspection is a must. Also own-self inspections and cleaning should be done on a regular basis as it goes hand-in-hand with a pro-check up.
